We were considering moving into a place like that had "smart locks" and it was one of the major reasons we chose not to. Seems like it'd be fun and cool and convenient until the wifi goes down, or your phone battery dies, or you get in a dispute with the landlord and they can lock you out of your home on a whim rather than having to pay a locksmith who is required by law to follow proper eviction procedures.
In addition to all the fun failure modes and malicious uses of smart locks, they also love to share my PII with all their affiliates, including data brokers, social networks, law enforcement and government entities, advertisers, and basically anyone

And seems like a really relevant thing to try in cases like this. The interference this could pose to the quiet enjoyment of the home being rented also likely puts the law on the side of the tenants, who would have a better chance taking legal action as a class than individually.
Don't know how many apartments are under this particular landlord, but it seems like a good time to mention it.
