Depending on how these development plans end up working out, and assuming they receive sufficient cooperation and support from BC, relevant regional agencies such as TransLink, and adjacent municipalities, they could easily double the housing supply on the North Shore, if not more.
What's now Park Royal and the area around Phibbs Exchange could absolutely become population centres comparable to Metrotown, Brentwood, or even the residential neighbourhoods on the Downtown Peninsula โ which'd be extremely bloody good, and also probably clinically traumatic to some of the worst people in local politics around here.
